Der Markt für geschlossene Immobilienfonds ist durch starke Konzentrationsprozesse und eine steigende Wettbewerbsintensität gekennzeichnet. Hinzu kommen vor allem sozioökonomische Veränderungen in den Nachfragergruppen, womit besondere Anforderungen an die Konzeption von Beteiligungsmodellen einhergehen. Der strategischen Aufstellung in Form einer klaren kundennutzen-orientierten Positionierung der Unternehmen und folgend der Produkte kommt somit eine Schlüsselfunktion zu. An dieses Erfordernis knüpft das vorliegende Buch an. Inhalt ist die Analyse möglicher nutzenorientierter Positionierungsfaktoren für geschlossene Immobilienfonds. Zudem werden Ansatzpunkte für deren Umsetzung im Marketingmix dargestellt. Positionierungsansätze sind im tatsächlichen Marktumfeld bislang nur indirekt identifizierbar. Die Dimensionen der Positionierung werden nicht isoliert verfolgt, sondern finden verknüpft Anwendung. Eine Betrachtung der verschiedenen Strategien innerhalb des Wettbewerbsumfelds ist somit unabdingbar.
About the Author: Dr. Michael Nowak studierte an der Universität Leipzig Wirtschaftsingenieurwesen und Betriebswirtschaftslehre mit den Schwerpunkten Statistik, Finanzanalyse und Immobilienmanagement. Das Studium schloss er 2001 als Diplom-Kaufmann ab. Während seiner Tätigkeit als wissenschaftlicher Mitarbeiter am Institut für Immobilienmanagement der Universität Leipzig promovierte er zum Thema: Indirekte Immobilienanlagen für die private Vermögensbildung und Altersvorsorge. Er führte zudem verantwortlich eine Vielzahl empirischer Forschungsprojekte in Zusammenarbeit mit der Deutschen Bank AG (Frankfurt a.M.) und der DB Real Estate Investment GmbH (Eschborn) durch. Herr Dr. Nowak arbeitet seit 2003 als Freelance Consultant in den Bereichen Marktanalyse, Portfoliomanagement und Anlageprodukte. Dem Institut für Immobilienmanagement ist er weiterhin als Dozent verbunden.
